Something is happening in Günzburg! The Lehner Haus company from Heidenheim has opened its first multi-family model home here. This new building presents itself not only as an architectural highlight, but also as a model for modern, sustainable living. Development of the model home began in mid-2024 and the building application was submitted in September of the same year. The building permit was issued in November 2024, and after a winter break, the construction phase began, culminating in May 2025 with the assembly of the building. But what makes this model home so special? The focus is clearly on a serial, modular and systematic living concept. Sustainability and cost-effectiveness are our top priority. The building was built to the Energy Efficiency 40 standard and is operated in a CO₂-neutral manner, which significantly reduces operating costs. Even a central boiler room is unnecessary here, which simplifies the technology. The city of Günzburg provided valuable support and, together with the developers, three more buildings are already being planned this year.
Innovations in architecture
The model house is more than just a building - it also serves as a permanently accessible model apartment for interested parties, investors and prospective tenants. This move is an example of current approaches in architecture that address the challenges of environmental and economic problems. According to Zeysey, sustainable architectural design is crucial to reducing energy consumption and optimizing the use of natural resources. Architects rely on innovative, environmentally friendly solutions that combine both aesthetics and functionality.
Another exciting aspect are the intelligent building systems, which help to optimize energy consumption and increase user comfort. Renewable energies such as solar panels and geothermal systems are becoming integrated elements in such buildings, while materials made from renewable resources and recyclable materials are also preferred. This not only helps reduce environmental pollution, but also ensures a pleasant living environment.
Planning the future
But that's not all: Lehner Haus is planning many more projects in the coming years. Seven residential buildings in Sontheim an der Brenz and two in Burgberg are already in the pipeline. The locations in Landsberg am Lech and in the Munich area are also in the project planning phase. The model house is financed by the Sparkasse Heidenheim and the Kreditanstalt für Wiederaufbau (KfW), which secures the economic basis for these sustainable projects. A promising concept that will certainly make waves in the future and shows that architecture goes beyond just building - it's about creating living spaces that bring us into harmony with nature.
