Ebersberg is fighting: No buyers for expensive luxury properties in Hörmannsdorf!

Things are going really well in the town of Ebersberg - but not in a good way. The sales record of the luxurious building plots in the new Hörmannsdorf development area is causing longer faces among city representatives. How Mercury reported that the city cannot find any buyers for the high-priced plots. Many properties are considered far too large and overpriced, which is not exactly surprising given the current market situation.

In order to counteract this problem and create new living space, the city of Ebersberg is planning to divide the parcels into smaller pieces. The technical committee recently decided to make the use of the land more flexible. So far, only single houses with up to two residential units are permitted on two of the plots. In order to make semi-detached houses or property division possible in the future, changes to the development plan are necessary.

There are already some concerns in the city, especially from building authority manager Christian Stöhr. This warns of possible objections from neighbors if the building density increases as a result of the planned changes. However, in times when living space is scarce, the city wants to take action. The technical development, i.e. water, sewer and rainwater pipes, is already in place, which could pave the way for the new plans.

The changes to the development plan are associated with costs of around 9,000 euros for the commissioned office. The question for the city is how these additional development costs will be covered. The plans envisage this being settled via the purchase price of the properties. In this way, denser development in the form of four- or five-horse vehicles could also be implemented, which would be a welcome increase in living space for the city.
