Regensburg's millions of deal: biotopes threatened-what now?
Regensburg, Deutschland - in Regensburg it is boiling in the urban planning offices. A good two years ago, the city bought a property on Hollerweg, which was initially brought into play for living space. However, as it turns out, the millions of buyers can turn out to be a expensive bad investment. Last week it was announced that a large part of the 2.2 hectares of area is made of strictly protected sand-pantied grass, which cannot be built on, as Regensburg Digital. The price for the property, an estimated eight million euros, not only leads to questioning faces among the citizens: inside, but also within the administration itself.
The property fell under the supervision of various authorities, including the property office and the city planning office, which, according to the city, should ensure that the area is suitable for development. However, the development plan 287 is on the brink, and the uncertainties about the actual use and the value of the biotopes throw their shadows. Merkur mentioned that these valuable areas are difficult or not even compensated for, which the city brings into a painful situation. For some time now there has been no new information on the allocation of land that should be intended for affordable living space.
development plans in the line of fire
Unfortunately, the development plan has not been going on since a city council decision in 2023. The plan provides for the creation of leasehold contracts and a cooperative housing. But after inciting inner problems, the project has so far remained on the spot. Mayor Gertrud Scharf has also pointed out possible financial losses internally, which does not make the topic easier. The too high investment amount compared to the average prices of agricultural areas in the district of Regensburg - around 115,531 euros per hectare in 2023 - is another weak point.
According to the Federal Environment Agency, urban development requires holistic and sustainable thinking. It is about creating a living and livable living environment for everyone, being able to start every single social, economic and environmental aspect and thus form the large framework for a sustainable city. These challenges are exacerbated by the recognized lack of affordable living space in attractive locations, which endangers the long -term goals of the city.
The way forward
On July 24th, a new biotope mapping will be presented, which is intended to bring more clarity about the situation of the protected areas. These results will now arrive in order to decisively influence the future of the project and the other construction projects in the urban area. The uncertainties not only affect the current plans, but also demand a rethink regarding the use of such areas and the preservation of our environment. If Regensburg wants to make progress in terms of urban development, all actors should pull together and find solutions together.
Expert: Inside, there are also fear that the risks could continue to increase without a careful and sustainable approach. Innovative solutions for area management and a clever use of existing structures must therefore be at the top of the agenda in order to steer Regensburg on the right path into a greener future, as in the guidelines of the [Environmental Federal Office] (https://www.umweltbundeamt.de/themen/nachhalthaft-strategies-internationales/planungsinstruments/ Umweltschonende-raumplanung/stadtentwicklung) is shown.
