Living upswing: IG Bau urgently demands new building offensive in Rosenheim!

Rosenheim, Deutschland - There is a need for action in housing construction, not only in Rosenheim. The IG Bau Upper Bavaria has again called for an “upswing living” in order to meet the increasing demands on living space in the region. In 2024, 322 new apartments were built in Rosenheim after 332 new construction projects were started in 2023. 44 of these were in the form of one and two-family houses, according to the current figures of the IG Bau, which is based on surveys by the Federal Statistical Office (Destatis). District chairman Harald Wulf urgently emphasizes the urgency, enough social housing and affordable living space to cover the needs of the population.

The estimated building costs for Rosenheim will be around 60.1 million euros in the coming year. A new building offensive is also required in the district of Neuburg-Schrobenhausen, as a total of 467 new apartments were built here in 2022. A large part of it, namely 274, was on single and two-family houses. For 2024, costs of around 131.7 million euros were even estimated, which the union alarmed. Another factor are the increased interest rates and construction costs, which are due to the Russian attack on Ukraine. These make it more difficult to build new housing. As part of the federal government, measures have therefore already been taken to help the construction industry. However, there are bright spots - the building interest rates have dropped significantly since the end of 2023, which has improved the situation.

The numbers speak for themselves: Nationwide, 100,000 social housing are missing nationwide, for which funding is required for at least 11 billion euros. The state would also have to provide at least 4 billion euros in subsidies for the urgently required 60,000 affordable apartments. These challenges are particularly evident in growing metropolitan areas, where the offer rents are still increasing steeply.

2023 an increase of 21 % was also registered with social housing, and 49,591 residential units of grants are currently benefiting. Nevertheless, the existing stock of social rental apartments, at the end of 2023 at around 1.07 million, remains under pressure.
