New commercial space on Lake Constance: Lindau is finally taking off!

A lot is happening in Lindau: The Priel industrial estate, a long-awaited project, is finally taking shape. How Schwäbische.de reports, there were discussions and planning over many years before the city council finally gave its okay for the development plan over a year ago. The considerations originally began in 1996, but now nothing stands in the way of implementation.

The city has already taken important steps with the aim of marketing the space in spring 2026. The urban development contracts have been signed with the Lindau housing association GWG and essential preparatory work such as planting has already been carried out. The first green strips have been created and further part of the development will be announced for next spring or summer.

Development plan and possible uses

The area covers around two hectares, which is available for various commercial uses. Commercial, office and administrative buildings are planned, as well as rooms for freelancers and traditional commercial businesses. But not everything is allowed: restaurants, gas stations and other non-commercial establishments should not find space here.

What is particularly exciting is that the demand for these commercial spaces is considerably high. The GWG has been keeping a list of interested parties for years and plans to coordinate the allocation of the space through a broker. Environmental and flood protection

A central theme of the project is ensuring flood protection. Current hydraulic calculations have shown the need to divert the Giebelbach. The contract for this measure was recently awarded and completion must be completed by March 31, 2026. It remains to be seen whether the costs for development and flood protection will increase compared to the original plans - but the GWG expects the overall costs to be higher.

In this context, land use planning plays a crucial role Sweco shows. It not only ensures urban development, but also takes into account requirements for climate protection and sustainable urban development. The current measures and plans are therefore based on sustainable standards.
